Fluctuation in the residential complexes
The number of residential units for rent fell from 5,394 on 1 January 2022 to 5,390 at the end of 2022 due to the return of two rented two-bedroom apartments.
In 2022, a total of 2,252 tenant changes were processed (previous year: 3,159). This corresponds to a new tenancy rate of 41.78%.
The following table shows in detail the number of move-ins and move-outs in 2022 and as a percentage of the number of student residence places.
Rents and receivables
The minimum and maximum monthly rents for a residential unit have changed from 2021 to 2022 as shown below:
Lowest amount: € 199.69 (previous year: € 174.17)
Highest amount: € 600.63 (previous year: € 606.58)
Total rental income amounted to € 18,673 thousand in 2022 (previous year: € 17,289 thousand). The amount of receivables (rent, interest, costs, claims for compensation, etc.) from student residents arising from tenancies (including receivables from tenants who have since moved out) amounted to € 76.3 thousand as at December 31, 2022. In 2022, the dunning department initiated 13 legal dunning procedures with a total amount of € 6,036.70.
In addition, in 2022, the clerks asserted a total of 784 claims for compensation against tenants with a total amount of € 63.1 thousand.
Offer and equipment
The following types of accommodation are offered in the Studierendenwerk Münster halls of residence: Single rooms with and without private bathrooms, apartments and apartments with various facilities, where flat-sharing communities of 2 to 6 people can come together. We also enable residents to select new flatmates themselves in a casting process. Students can apply specifically for furnished and non-furnished accommodation. The rooms are all equipped with a router, i.e. immediately usable high-speed Internet, the fee for which we charge together with the rent.
